Menu Home Property Search Consortium City of Yonkers Town of Greenburgh Town of Ossining Town of North Salem FAQ Video Property Search Contact Us Preliminary Assessment Notices - North Salem Preliminary Assessment Notices will be sent to property owners in the Town of North Salem during the first week of April. These notices will include the property’s 2017 preliminary assessment, as well as information on how to understand the notice and how to proceed if you disagree with the assessment. Understanding the Notice Each Preliminary Assessment Notice will include a cover letter from the town and property-specific information including any existing exemptions, the 2017 Market Value, and an estimate of what would happen with your current tax bill using the new assessment. It is important to note that this is NOT an estimate of your 2017 or 2018 tax bill—it is for demonstrative purposes only. Informal Review Meetings Informal review meetings allow property owners, or their designated representatives, to review the data used to determine their assessment; they may also present the Tyler representative with any additional information regarding their property that may affect its value. Please note that the Tyler representative will not be able to discuss either taxes or exemptions, so questions of that nature should be directed to the assessor’s office. Informal meetings generally take 15-20 minutes, but may be extended for property owners discussing multiple improved parcels (only properties that have been scheduled for an appointment will be discussed). If an owner is unable to attend an informal meeting, they may designate a representative to attend on their behalf or they may send correspondence to Tyler at the address provided on the notice. Please note that a signed authorization from the property owner is required for all representatives in order to discuss the property and any correspondence must be postmarked no later than April 25, 2017 for consideration. Property owners are not required to provide anything specific during their meeting, but some items that may be helpful are as follows: • Photographs of any recent damage to your property • Repair estimates of recent damage (from licensed contractors) • An appraisal no more than three years old • A sales or listing contract if you have recently sold or purchased your property within the past 3 years and it was a valid sale. • Other sales information of similar properties from your neighborhood (no later than the July 1, 2016 date of value) • Commercial property owners are encouraged to provide income/expense information Please note that these meetings are by appointment only —to schedule an appointment please call Tyler at 800-497-6026 between the hours of 9:00 AM and 5:00 PM. Be sure to have your notice with you when you call , as information on the notice is required, and please inform the operator of ALL properties to be discussed during the meeting. The MMRC reviewed proposals submitted by several mass appraisal companies, and selected Tyler as their vendor of choice. During the same timeframe, the MMRC also issued a request for project monitoring services to assist the local assessors in their duties for the project. The award for the monitoring part of the project was made to Michael Haberman & Associates. The consortium was formed with the objective of individual municipalities participating in a common activity and pooling their resources to achieve a common goal. The consortium approach for the MMRC resulted in cost savings for all participants and technical resources being deployed that would not be feasible without the strength of the consortium.
